In the heart of Carroll County Tennessee sits a piece of property that yearns to be lived upon. The land is located about 6 miles north of Hollow Rock, near the unincorporated community known as Vale. It is 48.5 ares of beautiful unrestricted land. Read about the property in full detail below.

First Impression

You will first see an old house and block building on the left side of the road when you pull up to the property, coming from highway 114. The house was built in the mid-20’s, and has definitely seen better years. It is all but salvageable, by most measures.

The blue block structure served as a garage, and is rumored to have been a service station in the past. It can be brought back to functionality with a fair bit of work to repair areas that have been compromised over the years.

The property does feature a well and septic system. But, due to the number of years that they sat unused, the Owners cannot guarantee the functionality of those systems.

Taxes

Tennessee is known to have slightly lower property tax rates than in other States. This piece of property is no exception to that rule. The yearly taxes equate to just $479 per year. Yes, you read that correctly – $479!

Location

You already know that the property is located in central Carroll County, but if you’re not from Tennessee, that doesn’t mean a lot. This piece of land is 110 miles West of (or about a 2 hour drive from) Nashville, and 130 miles East (or 2 hours 15 minutes from) Memphis. It may be in a rural location, but it is easily commutable to several area towns: Bruceton, Camden, Paris, McKenzie, and Huntingdon.

Uses

This land has many potential uses. In fact, due to it being unrestricted, you’re only bound by your imagination and the law.

-Hunting

It’s currently being used only for hunting land, as there are a lot of deer and other small game on the property. Some of these species thrive off of the fields that surround the woods. The seasonal creek at the South end of the property also contributes toward sustaining the wildlife. This property is perfectly suited to be maintained as a hunting property. Just add heat to the block building, and convert it to a cabin, or pull in a camper.

-Residence

The property used to serve as a residence. There is no reason that it can’t be one again. But, a new house must be constructed before that can happen. This place naturally lends itself to privacy, too, if you’re not inclined to being visible by neighbors. Trees line each side of the plot, hiding a potential house from neighbors to the East and West. The field across the road ensures that no one will build in front of you, as well.

-Farm

3000 Vale McKenzie Rd. is also a great place to put a farm, especially after a little clearing. The topography is between level and gently sloping. Cleared spots would look much like the fields that are around the property.

Final Words

This kind of property doesn’t get listed very often. It has a balanced mixture of the right amount of land, with a decent topography, mostly wooded, abundant wildlife, low property taxes, and the freedom to use the land how you please (legally, of course).
