Benefits of Proper Staging

A lot of work goes into the sale of a home, especially behind the scenes. Agents engage in a substantial amount of marketing, speaking to buyers and other agents, setting up appointments, filling out paperwork, and many, many more tasks that go into a transaction. None of it would be possible, though, without the work that happens at the forefront – getting the home ready to sell.

Once the listing agreement has been signed, and before a “for sale” sign gets put in the yard, there’s a race against the clock, tidying, touching up paint, and getting everything ready for pictures, open houses, and showings. In the rush of it all, it’s incredibly easy to miss a few small, but significant details. It is for this reason that we’ve created a Home Staging Checklist for you to print off and take with you while you’re making your home perfect for the market. Before getting to checklist, here are a few reasons why proper staging is critically important, and can benefit the sale of your home:

Your Home Will Look Bigger

Naturally, de-cluttering a space will make it appear bigger, and, oddly enough, completely emptying a room will make it appear smaller. The trick is to arrange the furniture in such a way that shows off the space’s functionality, without getting in the way. Don’t keep in too many pieces, especially things that cover large portions of the walls, such as bookcases, china cabinets, etc. Less is more, and keep it simple.

Helps Buyers Visualize Owning The Home

When a home is cluttered or full of personal photos and family memorabilia, it’s hard for a buyer to picture themselves owning the home. And that’s what we’re going for, right? We want buyers to walk in and feel like the house could be theirs – not like they’re intruding. It can be emotionally difficult to perform this step, but keep in mind that, when the house sells, you’ll have to take the pictures down anyway.

Faster Sale, For More Money

Homes that are properly staged make for better photographs. Better photographs, in turn, make for better marketing. All of this contributes to how fast your listing draws in buyers. The better your home looks, the faster it will sell

Consequently, when your home looks its best, it will sell for closer to your asking price, or more! According to RESA (Real Estate Staging Association), and their 2020 staging statistics, 85% of staged homes sold for between 5-23% over list price. Staged homes also spent an average of just 23 days on the market!
